Inventories
An inventory is a comprehensive report which lists and records the condition of every room in a property and its contents in detailed description. It includes photographs of all areas inside and out to evidence what has been described and meter readings are also recorded.
An inventory is a legal document and should be thorough, it protects the tenant’s deposit and the landlord’s property. The document can be used to resolve any disputes arising over deposits, as it is the most important record of factual evidence collected in a fair and impartial way. The inventory should be agreed by both the landlord and the tenant when the tenant moves into the property. As we act as an unbiased third party, this report protects not only the property of the owner, but also makes sure that the tenant is not unfairly charged for any damage or wear that occurs during their tenancy.
Inventory reports can be organised by the agent, landlord or tenant.
What we offer Inventory The initial compilation of the decorative condition as well as the fixtures and fittings throughout the property. The report is compiled with detailed descriptions of each room including gardens if relevant as we as several pictures take of each area and meter readings as required.
Check-In Our inventory clerk will meet the tenants at the property, review the condition and contents of the property with any notes agreed with the tenant added to the inventory report. Pictures will also be taken on the day of check-in if required as well as meter readings and a recorded hand over of keys.
Check-out At the end of tenancy an inspection will be completed either with or without the tenant present in order to establish any differences in condition between the start and end of tenancy. Pictures of all areas will be taken at this time to help establish any differences. Meter readings will also be taken at this time as well as taking back keys from tenants if present.
